1. Services

Chucktown Maintenance & Management ("CMM&M") provides property maintenance services as described on our website and in service agreements. Services are subject to availability, scheduling and the specific scope agreed upon for each engagement.

2. Scope of Work

CMM&M performs property maintenance, cleaning and upkeep services. We do not perform licensed electrical, plumbing, HVAC, structural, pest-control or other regulated work. Where such work is identified, we may help coordinate with appropriately licensed service providers. Property care assessments are visual observations only and do not constitute licensed home inspections, engineering inspections or code inspections.

3. Scheduling and Cancellation

Service appointments are subject to availability. We ask for reasonable notice for cancellations or rescheduling. Repeated last-minute cancellations may affect scheduling priority.

4. Property Access

You agree to provide safe and appropriate access to the property for scheduled services. CMM&M is not responsible for delays or incomplete service resulting from inaccessible areas.

5. Payment

Payment terms are as agreed at the time of service scheduling. Recurring service plans are subject to the terms of the applicable service agreement.

6. Limitation of Liability

CMM&M's liability for any claim arising from services is limited to the amount paid for the specific service giving rise to the claim. We are not liable for pre-existing conditions, hidden defects or damage not caused by our services.

7. Property Oversight Disclaimer

Property oversight services provide visual observations and maintenance coordination. They are not licensed property management services and do not include tenant management, lease administration or regulated property management functions.

8. Changes to Terms

We may update these Terms from time to time. Continued use of our services after changes constitutes acceptance of the updated Terms.
